Brisbane have been a lot better than most people think. I suspect they're flying under the radar in a big way at the moment. Haven't lost a game since before the bye, and beaten a number of finals contenders along the way. You'd probably narrowly tip Richmond because of the home-ground advantage, but I could still see it going either way.
