I have two brothers who pay $170 a week in the area. They are both in three bedroom houses.

That said, I do agree. Prices are increasing, and will continue to increas for a long time to come. Still some very undervalued properties down there.

I prob wouldn't live on that street though, it's a bit of a main road for the locals, especially in the summer. The tourists tend to clog up the Nepean Highway so the locals take the back roads.

Joel, have to agree with you about the west. I was born in Footscrazy lived almost 30 years there, then I moved to Eltham. My God the difference is astounding, not only with housing, but the people too! If only I knew better I would've bought in Lower Plenty....

Actually western suburbs the ONLY nice suburb out that way is Williamstown but that's way out of average Joe Citizens league! But I remember as a kid going to Willi beach & Altona, the beaches there were SHIT! They have obviously cleaned up the joint since.

When I bought my place down in Rosebud, I wanted something within walking distance to the beach. I'm right off Nepean Hwy about 11 houses in. Absolutely fantastic!

I am now looking at developing my property. The potential is there as I have a huge block, so I have a Town Planning permit for 2 brand new 3-bedroom double garage units.

There is a Ton of Money Right There.

Another Good Place could be down around Crib Point

I reckon Blackburn/Nunawading/Mitchem area isn't bad, not as far out as Lilydale or as scummy as Ringwood. When east Link opens wont be a massive trip to the beach anymore.

I work in Nunawading, wouldn't want to live there.

I actually live in "scummy" Ringwood and am perfectly happy.

I had always lived in Mooroolbark previously, and whilst I liked it there, it was an extra 30klms per day to travel to work.

I never looked upon Ringwood as being scummy....

I can hardly wait for Eastlink to be finished. The trip from Eltham to Rosebud will be SO much easier. It'll take at least 20 minutes off my trip.

I remember using Nepean Hwy going to Rosebud from Footscrazy in the old days & thinking this is bad (for traffic.)

But since moving to Eltham & using Springvale Rd, especially at the Maroondah Hwy intersection at Nunawading - my God, that is the absolute WORST, it makes the Nepean Hwy look like a dream!

Yeah, it is hectic. It's worse when touros act like they own the joint.

I avoid the main street in summer, take the back roads, and if I go down the street, and get out as quick as I can. But, I'd rather spend a hot day at the beach, than in an apartment in the city.

I would never get off the train in Noble Park if I need to take that line. I would drive there to visit friends etc, but I wouldn't want to live there.

Some reloes of mine used to live in Noble Park, but they shifted to Eummemmerring just so they could get out of there.

Same shit different bucket if you ask me, they still send their kids to Harrisfield PS., which is in Noble Park!

Interesting, Eummemmerring was given it's name to make Doveton sound nice. Sad

Harrisfield is Noble Park Nth, nowhere near the train station. Noble Park is such a vast area.

Joel, your putting to much judgement into your fear of Noble Park.

Although it's changed over the yr's, it's still a safe place to live.

I catch the train nearly everyday to and from lilydale.. anywhere from Ringwood onwards = scum city, of corse there are plenty of lovely people but so many druggies and drunks. Trust me i live in Chirnside, ill be moving as soon as i get enough money.

Arggghh Chirnside Park, OMG the vet clinic there on Switchback Rd., with that $£$%^%%$ vet - don't get me started!

Interesting EBB, didn't know there was a difference between north, south west etc., Noble Park.

I'm in Eltham myself & we have Eltham & Eltham Nth but shit man, it's all Eltham to me, same postal code!
